Overview
Shri Divine vedant is a gated residential plotted community on Govardhan Road in Barsana, the sacred birthplace of Shri Radha Rani, in the heart of the Braj region of Mathura district. Developed by Shri Divine Group, Shri Divine vedant offers 120 to 139 sq yd plots in Barsana across about 11 acres with only 160 plots, starting at ₹45,000 per sq yd. At the base rate that is roughly ₹54 Lakhs for a 120 sq yd plot and ₹62.55 Lakhs for a 139 sq yd plot, which makes it an accessible entry to land in Braj for devotees, NRIs and NCR families.
What makes Shri Divine vedant different is its scale and its purpose. With just 160 plots on 11 acres, the community is compact, easier to manage and quieter than a large township, and it is planned only for plots: you buy the land, then build the home you want. Plot sizes of 120 to 139 sq yd (about 1,080 to 1,251 sq ft) suit a comfortable independent house, a retirement home, a devotional retreat or a long-term land holding. The community is planned with the basic amenities a plotted layout needs, including a gated entry, internal roads, street lighting, drainage, water and electricity provision and green areas, as per the developer plan.
The timing is equally important. Barsana is at the start of a public-investment cycle: the Uttar Pradesh government has announced a ₹30,000 crore master plan for the Braj region, the Braj Teerth Vikas Parishad is upgrading parikrama routes, hills, parking and civic infrastructure, the Barsana ropeway has increased pilgrim footfall, and Noida International Airport at Jewar began commercial flights on 15 June 2026. For buyers searching for plots in Barsana, plots in Braj, plots in Mathura, plots near Vrindavan or plots near Govardhan, Shri Divine vedant sits on Govardhan Road close to the Radha Rani Temple belt and on the Delhi, Greater Noida, Palwal, Yamuna Expressway and Jewar Airport corridor.
RERA registration for Shri Divine vedant is in process and is expected in about 2 months. We recommend that buyers register their interest to receive the layout, price sheet and RERA number once issued, and confirm the registration, approved layout and title documents before making any payment.

Investment Analysis
Barsana is moving from a day-trip pilgrimage stop to a destination town where people want to own land and stay. The Mathura-Vrindavan region recorded about 7.9 crore visitors in 2023 according to an EDII study supported by UP Tourism, against roughly 76.8 lakh in 2018. Plots in Barsana and plots in Braj benefit directly from this spill-over, because the Radha Rani Temple, Kirti Mandir, Priya Kund and the Ashtasakhi sacred sites are now part of a wider Braj circuit that the state is actively developing.
Public investment is the second driver. The state has announced a ₹30,000 crore plan for the overall development of Braj, the 2025-26 state budget earmarked ₹240 crore for Braj tourism and heritage, and the Braj Teerth Vikas Parishad is executing pilgrim facilities, hill restoration, parking and sanitation projects in and around Barsana. Connectivity is also improving: Noida International Airport at Jewar began commercial flights on 15 June 2026, and the Yamuna Expressway links the NCR to Mathura, Vrindavan and Agra, which brings plots near Jewar, plots near Yamuna Expressway and plots near Greater Noida into the same buyer conversation.
The third driver is supply and price. Land is finite, and organised, gated plotted communities with clear layouts are still few in Barsana. A plot of 120 to 139 sq yd at ₹45,000 per sq yd has an entry ticket of about ₹54 Lakhs to ₹62.55 Lakhs at the base rate, well below the cost of a villa, which is why early buyers see Shri Divine vedant as a long-term land and lifestyle play. As with any real estate purchase, returns are not guaranteed, and buyers should verify RERA registration, approvals and title independently.
Shri Divine vedant is a small-format plotted community, with only 160 plots on about 11 acres and plot sizes of 120 to 139 sq yd. At ₹45,000 per sq yd the indicative base price works out to about ₹54 Lakhs to ₹62.55 Lakhs per plot, which is an accessible ticket for land in Barsana. The main points to check are the pending UP RERA registration (expected in about 2 months), the approved layout, land title, development charges and the delivery timeline of roads and services. Buyers should wait for the registration, verify documents independently and plan for a medium to long holding period.
Appreciation drivers for plots in Barsana include the ₹30,000 crore Braj master plan, pilgrim infrastructure under the Braj Teerth Vikas Parishad, the Barsana ropeway, and Noida International Airport at Jewar, which began commercial flights on 15 June 2026. Land in a planned, gated layout near a pilgrimage town has a finite supply, but returns depend on delivery, demand and regulation and are not guaranteed.
A plot does not earn rent on its own, so returns come mainly from land appreciation or from building a home or a stay on it, subject to the approved layout, land-use rules and local building norms. No verified yield data exists yet for plots in Barsana. Treat any income or appreciation figure as unverified until the developer and local authority terms are confirmed in writing.
Mathura-Vrindavan recorded about 7.9 crore visitors in 2023 per an EDII study, public spending on parikrama routes, hills, parking and sanitation is under way in Barsana, and national hotel brands are beginning to sign hotels in Mathura. Plot demand in the Braj belt is currently led by devotees, NRIs and NCR families who want land near a temple town, while organised, registered plotted communities with clear layouts are still few.

Government Investment & Development
On Janmashtami 2025 (16 August 2025) Chief Minister Yogi Adityanath announced a ₹30,000 crore plan for the overall development of the Braj region, covering pilgrimage sites across Mathura, Vrindavan, Barsana, Gokul, Baldev, Govardhan and Radha Kund, with a focus on facilities, security and heritage.
At the same event the foundation stone was laid for 118 projects worth ₹646 crore in Mathura-Vrindavan, including parikrama route beautification, kund renovation, new entrance gates, connectivity upgrades and water conservation.
The UP Braj Teerth Vikas Parishad, created under the 2017 Braj Niyojan Act, is the special-purpose authority for Mathura, Vrindavan, Barsana and Govardhan. The 2025-26 state budget earmarked ₹240 crore for Braj tourism and heritage development.
Three hill projects near Barsana - Rakauli, Dhabhala and Sakhi Giri - have been approved as part of ten proposed Braj tourism projects worth about ₹206 crore, restoring native Krishna-era trees and improving pilgrim experience.
The Braj Development Plan proposes a pedestrian-friendly entrance, parking, upgraded Parikrama paths of about 4.2 km, sewage treatment, water treatment, solid-waste management, a new inter college and visitor parking with a convention centre near Priya Kund.
Opened in August 2024 by the Mathura Vrindavan Development Authority, the ropeway to Radha Rani Temple ended the need to climb more than 200 steps and has significantly increased footfall.
Inaugurated on 28 March 2026 with commercial flights from 15 June 2026. Phase 1 capacity is 12 million passengers a year, scalable to 70 million, and the Yamuna Expressway links it to Mathura and Vrindavan.
IHG has signed a 115-room Holiday Inn Mathura, targeted for early 2030, showing that national hotel brands now see Braj as a supply-short market.
Barsana receives pilgrims in the tens of thousands on busy days, and festivals such as Lathmar Holi and Radhashtami push numbers far higher. Yet the town is still served mostly by dharamshalas, basic guest houses and a handful of small hotels, and many visitors return to Mathura or Vrindavan to sleep. Local market assessments put the daily requirement in the Barsana belt at around 500 rooms, with almost no organised hotel supply to match it.
Road, ropeway, parking and civic upgrades have now begun, and the Braj master plan commits ₹30,000 crore to the wider region. When infrastructure improves before accommodation and land supply do, demand for well-located plots rises. Buyers of Shri Divine vedant can use a plot to build a home or a devotional retreat, or hold the land for appreciation. Any stay, guest-house or commercial use is subject to the approved layout, land-use rules and local building norms, so confirm permitted use with the developer and a legal adviser before planning it.
Roads, parikrama routes, parking, sanitation and water projects are being executed before large-scale private supply arrives.
Mathura-Vrindavan visitors grew from roughly 76.8 lakh in 2018 to about 7.9 crore in 2023, and Barsana daily arrivals now mirror those of other major Braj centres.
Jewar airport and the Yamuna Expressway bring Delhi, Greater Noida and Noida buyers within a long day trip of Braj, and international services are expected to follow.
Gated, planned plotted communities near the Radha Rani Temple belt are limited, and a project of only 160 plots has restricted inventory.
At ₹45,000 per sq. yd. the pricing reflects an early phase of the Braj growth story compared with Vrindavan, where land prices have already moved sharply.
As a plot, the buyer controls the home design, timing and budget, and can hold the land or build when ready, subject to approvals.
