Shri Divine Group (Radha Madhav Ventures) · New Launch
Govardhan Road, Barsana, Mathura, Uttar Pradesh 281405, Barsana
Overview
Shri Divine Vedaa is a premium apartment project on Govardhan Road in Barsana, the sacred birthplace of Shri Radha Rani, in the heart of the Braj region of Mathura district. Developed by Shri Divine Group through Radha Madhav Ventures, Shri Divine Vedaa offers 1 BHK and 2 BHK semi-furnished flats in Barsana, close to the Radha Rani Temple belt, with a construction-linked flexible payment plan and entry pricing from ₹60 Lakhs. The project is registered with UP RERA and is scheduled for possession in December 2028.
What makes Shri Divine Vedaa different is the way it brings the flat-living format to a market that has mostly seen plots and independent villas. The 1 BHK flats are planned for couples, devotees and small families who want an efficient, well-ventilated second home, while the 2 BHK flats offer brighter, more spacious layouts with good room connectivity and privacy. Semi-furnished interiors reduce fit-out effort for buyers, which matters for NRIs and metro-based families who visit Braj a few times a year. Surrounded by sacred destinations such as Shri Ji Mandir, Nandgaon, Govardhan and Vrindavan, residents of Shri Divine Barsana are meant to enjoy a peaceful, spiritually rich daily setting.
The timing of the launch is equally important. Barsana is at the start of a public-investment cycle: the Uttar Pradesh government has announced a ₹30,000 crore master plan for the Braj region, the Braj Teerth Vikas Parishad is upgrading parikrama routes, hills, parking and civic infrastructure, the Barsana ropeway has increased pilgrim footfall, and Noida International Airport at Jewar began commercial flights on 15 June 2026. Yet organised accommodation in Barsana is still very thin. Shri Divine Vedaa is positioned for three kinds of buyers: families who want a peaceful second home in Braj, devotees and NRIs seeking a permanent base near Radha Rani Temple, and investors who want early-stage exposure to a pilgrimage-led growth market.

Investment Analysis
Barsana is moving from a day-trip pilgrimage stop to a destination town where people want to stay. The Mathura-Vrindavan region recorded about 7.9 crore visitors in 2023 according to an EDII study supported by UP Tourism, against roughly 76.8 lakh in 2018. Flats in Barsana benefit directly from this spill-over, because the Radha Rani Temple, Kirti Mandir, Priya Kund and the Ashtasakhi sacred sites are now part of a wider Braj circuit that the state is actively developing.
Public investment is the second driver. The state has announced a ₹30,000 crore plan for the overall development of Braj, the 2025-26 state budget earmarked ₹240 crore for Braj tourism and heritage, and the Braj Teerth Vikas Parishad is executing pilgrim facilities, hill restoration, parking and sanitation projects in and around Barsana. Ropeway access has already changed the visitor profile, making the temple accessible to seniors and families.
The third driver is supply. Barsana still relies mostly on basic guest houses and dharamshalas, and local market assessments point to daily demand for several hundred rooms against very little branded inventory. Well-planned, RERA-registered flats in Braj are scarce, and compact 1 BHK and 2 BHK homes lower the ticket size compared with villas, which is why early buyers see Shri Divine Vedaa as a long-term lifestyle and location play. As with any real estate purchase, returns are not guaranteed, and buyers should verify approvals and terms independently.
Shri Divine Vedaa is an early-stage entry into a pilgrimage-led market. Entry pricing from ₹60 Lakhs, a RERA registration, compact 1 BHK and 2 BHK semi-furnished flats and a lower ticket size than villas make it one of the few organised flats offerings in Barsana. The main risks are dependence on tourism-led demand, execution timelines and limited resale history in the micro-market, so buyers should verify approvals and plan for a medium to long holding period.
Appreciation drivers for flats in Barsana include the ₹30,000 crore Braj master plan, pilgrim infrastructure under the Braj Teerth Vikas Parishad, the Barsana ropeway, and Noida International Airport, which began commercial flights on 15 June 2026. Returns depend on delivery, demand and local regulation and are not guaranteed.
No verified rental-yield data exists yet for flats in Barsana. Demand is likely to come from pilgrim and seasonal stays around Lathmar Holi, Radhashtami and Janmashtami, where organised hotel supply is thin. Treat any yield figure as unverified until the developer and local rules on leasing or managed stays are confirmed in writing.
Mathura-Vrindavan recorded about 7.9 crore visitors in 2023 per an EDII study, Barsana accommodation is still mostly guest houses and dharamshalas, and national brands are beginning to sign hotels in Mathura. Public spending on parikrama routes, hills, parking and sanitation is under way, but private supply of RERA-registered flats is only starting to arrive.

Government Investment & Development
On Janmashtami 2025 (16 August 2025) Chief Minister Yogi Adityanath announced a ₹30,000 crore plan for the overall development of the Braj region, covering pilgrimage sites across Mathura, Vrindavan, Barsana, Gokul, Baldev, Govardhan and Radha Kund, with a focus on facilities, security and heritage.
At the same event the foundation stone was laid for 118 projects worth ₹646 crore in Mathura-Vrindavan, including parikrama route beautification, kund renovation, new entrance gates, connectivity upgrades and water conservation.
The UP Braj Teerth Vikas Parishad, created under the 2017 Braj Niyojan Act, is the special-purpose authority for Mathura, Vrindavan, Barsana and Govardhan. The 2025-26 state budget earmarked ₹240 crore for Braj tourism and heritage development.
Three hill projects near Barsana - Rakauli, Dhabhala and Sakhi Giri - have been approved as part of ten proposed Braj tourism projects worth about ₹206 crore, restoring native Krishna-era trees and improving pilgrim experience.
The Braj Development Plan proposes a pedestrian-friendly entrance, parking, upgraded Parikrama paths of about 4.2 km, sewage treatment, water treatment, solid-waste management, a new inter college and visitor parking with a convention centre near Priya Kund.
Opened in August 2024 by the Mathura Vrindavan Development Authority, the ropeway to Radha Rani Temple ended the need to climb more than 200 steps and has significantly increased footfall.
Inaugurated on 28 March 2026 with commercial flights from 15 June 2026. Phase 1 capacity is 12 million passengers a year, scalable to 70 million, and the Yamuna Expressway links it to Mathura and Vrindavan.
IHG has signed a 115-room Holiday Inn Mathura, targeted for early 2030, showing that national hotel brands now see Braj as a supply-short market.
Barsana receives pilgrims in the tens of thousands on busy days, and festivals such as Lathmar Holi and Radhashtami push numbers far higher. Yet the town is still served mostly by dharamshalas, basic guest houses and a handful of small hotels, and many visitors return to Mathura or Vrindavan to sleep. Local market assessments put the daily requirement in the Barsana belt at around 500 rooms, with almost no organised hotel supply to match it.
Road, ropeway, parking and civic upgrades have now begun, and the Braj master plan commits ₹30,000 crore to the wider region. When infrastructure improves before accommodation does, the stay gap becomes a commercial opportunity: hotels, service apartments, guest houses and managed holiday flats. Buyers of Shri Divine Vedaa can benefit as end-users who want a home base near the temple, and as investors who may consider leasing or managed-stay options subject to local rules and society by-laws.
Roads, parikrama routes, parking, sanitation and water projects are being executed before large-scale private supply arrives.
Mathura-Vrindavan visitors grew from roughly 76.8 lakh in 2018 to about 7.9 crore in 2023, and Barsana daily arrivals now mirror those of other major Braj centres.
Jewar airport brings North India air travellers within a long day trip of Braj, and international services are expected to follow.
RERA-registered, gated, semi-furnished flats are rare in Barsana, most of which is still plotted land and independent houses.
Pricing today reflects an early phase of the Braj growth story compared with Vrindavan, where land and flat prices have already moved sharply.
A large gap between visitor numbers and available rooms supports rental, lease and stay-based demand around the temple.

Barsana is an emerging pilgrimage-led market with strong public investment, rising footfall and very limited organised accommodation. Key drivers are the ₹30,000 crore Braj plan, the ropeway and the Jewar airport. Returns are never guaranteed, so buyers should compare prices, verify approvals and hold for a medium to long term.
It is a development programme announced by Uttar Pradesh Chief Minister Yogi Adityanath on Janmashtami 2025 for the overall development of the Braj region. It covers pilgrimage sites across Mathura, Vrindavan, Barsana, Gokul, Baldev, Govardhan and Radha Kund, including parikrama routes, kunds, entrance gates, connectivity and water conservation.
Barsana now has a ropeway to Radha Rani Temple, approved eco-restoration of Rakauli, Dhabhala and Sakhi Giri hills, and planned parking, Parikrama path upgrades, sewage and water treatment, a new inter college and a convention centre near Priya Kund under the Braj Development Plan.
Yes. Barsana is served mostly by dharamshalas, guest houses and a few small hotels, and many pilgrims stay in Mathura or Vrindavan. Local market assessments estimate daily demand of around 500 rooms with very little organised supply, which is why hospitality and holiday-home demand is a key part of the investment story.
Noida International Airport at Jewar is roughly 145 to 155 km from Barsana via the Yamuna Expressway. The airport began commercial flights on 15 June 2026 and has a Phase 1 capacity of 12 million passengers a year. IGI Delhi is about 130 to 140 km by road.
NRIs and OCI holders are generally permitted to buy residential property in India, subject to FEMA and RBI rules. They usually need a valid passport, funds through NRE or NRO accounts, and documentation. Please consult a legal or tax adviser and ask the sales team about the NRI booking process.
For independent villas and houses, see Shri Divine Vasundhara, Barsana. For residential plots, see Shri Divine Vedaant, Barsana. Both are from the same Shri Divine Group family of projects.
Many buyers plan to use a flat as a second home, a devotional retreat or a retirement base. Leasing or managed-stay use depends on local regulations, the sale agreement and community by-laws, so confirm these with the developer and a legal adviser before buying for rental income.
Submit the enquiry form on this page or call the sales team to request the price sheet, payment plan, brochure and RERA documents. A site visit can be arranged at the Govardhan Road project office in Barsana, and site visits are strongly recommended before booking.
