Overview
Shri Divine Vasundhara is a gated villa project on Govardhan Road in Barsana, Mathura district, Uttar Pradesh, developed by Shri Divine Group. The promoter named on the UP RERA record is Radha Madhav Ventures (RERA number UPRERAPRJ792153/06/2025). The project material describes three villa formats - 2 BHK Curved Villas, 3 BHK Park Villas and 3 BHK Pool Villas - in a township of approximately 36 acres with about 75% green cover. The starting price stated in the project material is ₹1.30 Cr onwards.
The Curved Villas are arranged in nine circular clusters around central landscaped courtyards, an idea the developer links to the Raas Leela of Radha and Krishna. Park Villas face landscaped parks, and Pool Villas include a private pool on a larger plot of about 255 sq. yd. Internal roads are described as 9 to 12 metres wide, security as three-tier with CCTV, and the amenity plan includes a swimming pool, clubhouse, yoga and meditation spaces, sports courts and senior-friendly design. These are descriptions from the project material; confirm them against the RERA-approved plans and the latest brochure.
Barsana is traditionally regarded as the birthplace of Radha and is home to the Radha Rani Temple on Bhanugarh Hill. Recent public announcements and projects include the Barsana ropeway (opened August 2024), approved eco-restoration of nearby hills and a ₹30,000 crore plan announced for the Braj region in August 2025; Noida International Airport at Jewar began commercial flights on 15 June 2026. These are reported developments, not guarantees of price movement or rental demand. The project may suit buyers who want a villa near the Radha Rani Temple belt for personal or seasonal use and are comfortable with a long holding period.
Priced from ₹ 1.30 Cr Onwards, with possession scheduled by January 2028. RERA registration: UPRERAPRJ792153/06/2025.

Investment Analysis
The case for Barsana rests on pilgrimage demand and public investment. Mathura-Vrindavan draws very large visitor numbers, although reported figures differ widely by source and year, and the Uttar Pradesh government has announced a ₹30,000 crore plan for the Braj region and approved works around Barsana. Organised accommodation in Barsana is limited, which some buyers see as support for holiday-home or stay-based demand.
What is not established: the share of public spending that will reach Barsana, delivery timelines, how quickly villa prices or rents will respond, and whether leasing or managed-stay use is permitted in this community. Resale history in this micro-market is limited, so liquidity may be low.
Buyers should treat this section as context for their own research, compare the stated starting price with a written price sheet, verify approvals independently and plan for a long holding period. No return or appreciation is assured.
Entry pricing from ₹1.30 Cr, a stated RERA registration and three villa formats make this a clearly defined offering. The main risks are dependence on tourism-led demand, execution timelines, limited resale history and unclear rules on rental use. Verify documents and plan for a medium to long holding period.
Possible value drivers include reported public projects around Barsana, the ropeway and the opening of Jewar airport. Delivery, demand and local regulation are uncertain, and no appreciation percentage can be assumed.
No verified rental-yield data exists for villas in Barsana. Demand may come from pilgrim and seasonal stays, but leasing or managed-stay rules for this community are not established. Treat any yield figure as unverified until confirmed in writing.
Reported visitor figures for Mathura-Vrindavan vary widely by source. Barsana accommodation is described as mainly guest houses and dharamshalas. Public works are under way, and branded hospitality has started to be signed in Mathura city.

Government Investment & Development
On Janmashtami 2025 the Uttar Pradesh Chief Minister announced a ₹30,000 crore master plan for the overall development of the Braj region, naming Mathura, Vrindavan, Barsana, Gokul, Baldeo, Govardhan and Radha Kund. The same figure was described in December 2022 as the total of projects underway, proposed or in the pipeline. The reports reviewed give no project-wise breakdown, timelines or Barsana-specific allocation, so treat it as a headline figure.
At the same event, 118 projects worth ₹646 crore were inaugurated (80 projects, about ₹273 crore) or had foundation stones laid (38 projects, ₹373 crore) for Mathura-Vrindavan, including parikrama-path beautification, entrance gates, kund restoration, connectivity and water conservation.
The UP Braj Teerth Vikas Parishad proposed ten tourism projects worth ₹206 crore for Braj. Three focused on the hills near Barsana (Rakauli, Dhabhala and Sakhi Giri) were reported as approved, and phase 1 at Rakauli hill was allocated ₹2.11 crore.
Opened in August 2024. Reported as built by the Mathura Vrindavan Development Authority under a PPP model at ₹15.89 crore, about 300 m long, replacing a climb of 251 steps to the Radha Rani Temple.
Commercial flights began on 15 June 2026. Phase I capacity is 12 million passengers a year, with official projections of 30 million by 2031, 50 million by 2036 and 70 million by 2040. As of mid-2026 no firm international schedule had been reported.
IHG announced on 22 June 2026 a management agreement for a 115-room Holiday Inn Mathura, scheduled to open in early 2030. It is in Mathura city, not Barsana, and is cited only as a sign of branded-hospitality interest in the region.
Sources reviewed describe accommodation in Barsana as mainly guest houses and dharamshalas, and media reports in 2024 noted pilgrims in Mathura-Vrindavan looking for rooms as far away as Agra during the Holi season because of limited hotel, ashram and guesthouse space. An ARISE HOME estimate puts unmet demand in the Barsana belt at around 500 rooms a day; this figure has not been independently verified and should not be read as a forecast.
Whether limited hospitality supply translates into rental demand for villas depends on local rules, community by-laws and operating arrangements, none of which are set out in the project material.
